The Appeal

After a lengthy and exhaustive search for a reno / flip project near our weekend home, we landed on this eighties contemporary just a few minutes away. The house had no real distinguishing features - it hadn’t been updated since it was built, so it needed a pretty substantial overhaul. The size and layout were generally quite similar to our own home, so we quickly knew what changes would need to be made.

The Challenges

As originally designed and built, the house had an odd-shaped, two-story, glass-enclosed space that acted as a passive solar source. It was no longer functional and an eyesore. But, because it formed most of the back of the house, removing it would impact both living spaces and bedrooms.

  • Exterior needed new doors, windows, siding and roof.

  • Interior was a complete down-to-the-studs gut. Layout needed to be improved on both levels.

  • New mechanicals needed throughout

The Plan

~ Remove the passive solar structure and rebuild the back of the house. ~ Incorporate expansive amount of glass to flood the house with natural light.
~
Remove two sided fireplace to create an open living / kitchen / dining space.
~
Redesign layouts for both floors.
~
Expand and redesign all bathrooms.
~
Capture space to create a powder bath and mudroom.
~ Add deck off of main living space.
~ Replace existing mechanicals with all new.
~ Install new siding and a new roof.
